Start with the life they want to keep
Before square footage, ask what a good day looks like — cooking, hosting, gardening, privacy. The home serves that life; the features are the means.
Get the entrance and bathroom right first
A step-free entry designed into the grade and a curbless shower with blocking for grab bars decide more about independence than anything else — and cost least when planned early.
Right-size, don’t downsize
Most people truly live in five rooms: kitchen, living room, bedroom, a generous bathroom and a walk-in closet. Build those well and a smaller home feels edited, not small.
Plan the two homes together
Entrances, sightlines, fencing and shared or separate utilities shape privacy now and every future use — including a rental later.
Spend where it protects independence
Waterproofing, blocking and a few extra circuits cost pennies now and thousands later. Tile, lighting and appliances are where to save.
Know your utilities early
A second septic system or the choice between a new electrical service and backfeeding the main panel can swing the budget. Settle them before design.
