Even one step means a ramp later — thousands of dollars, and it rarely looks like it belongs. Graded into the site at design, a step-free entry costs almost nothing.
Swapping it for a curbless, roll-in shower later usually means tearing out the floor. Built right the first time, it simply looks like a handsome modern bathroom.
Grab bars need solid blocking behind the drywall. Added at framing, it costs pennies. Added later, it means opening finished walls.
If the property is on septic, the ADU will most likely need a second system — a major line item that catches families who didn’t ask about it early.
Tapping the main house’s panel only works if it has room to spare. A new utility service is often cleaner and cheaper — but only if it’s planned before design.
An “allowance for tile” or “for cabinets” means the price isn’t real yet. Insist on a fixed price against a defined spec, or learn the true cost after it’s built.
Nine times out of ten, people truly live in five rooms. Every extra square foot is money to build, heat, clean and maintain — for rooms nobody sits in.
Entrances, windows, fencing and utility meters decide privacy now and every future use — including a rental later. Splitting meters after the fact is expensive.

We designed a spacious home with a chef’s kitchen, vaulted ceilings, and walls framed so accessibility features could be added the day they’re needed. Money set aside for her future care carried the build — turning what would have been facility payments into lasting equity.
A grandfather was in a nursing home at about $8,000 a month, and growing isolated. His family built a care-ready ADU in their backyard: step-free from the car to the door, support built into the walls, a fireplace at the heart of the room. Visits went up enormously.
